The "Cimenterie Delwart" project involves the rehabilitation of an old cement factory in Saint-Maur (Tournai), Belgium. The site, which has been largely industrial for over a century, is being transformed into a mixed-use space that includes residential housing and a center for disabled individuals.
The project focuses on sustainable development by preserving and integrating some of the original structures while constructing new, energy-efficient buildings. The new development will feature 39 apartments and a center designed to accommodate 48 people with disabilities. This center will include individual living units with private bathrooms, providing a high level of comfort and care.
One of the key sustainability elements of this project includes the reuse of certain historical buildings and materials, minimizing waste. The design incorporates eco-friendly solutions such as LED lighting, high-performance insulation, double-glazed windows, and rainwater management through green roofs. Additionally, photovoltaic panels will be installed to further enhance the energy efficiency of the site.
This rehabilitation aligns with Wallonia’s circular economy goals, aiming to create a functional and sustainable urban environment that respects the site's industrial history while promoting modern living standards
